Residential and hôtellerie, the asset classes protagonists of the market at the MIPIM in Cannes

The MIPIM in Cannes, the first world real estate congress, with its 20,000 participants this year established residential and hotel as the two asset classes of greatest interest for institutional investors and operators in the real estate industry.

As every year since 2008, I participated in the 4 days of the French event, meeting numerous colleagues and friends and also new operators, who reached Cannes not only from Europe but also from Asia, Middle East and the United States. If in the past, offices and retail were the absolute protagonists, now, post-COVID, interest is concentrated on real estate categories that previously were less considered by institutional investors and this will lead to greater professionalism in the field of residential development with the emergence of housing solutions such as senior living and co-living and the development of an ever-increasing number of student houses and serviced apartments with the addition of co-working and recreational spaces that are increasingly important for digital workers, families and the elderly who are looking for an ever-increasing number of services in the building.

The tourism boom of 2023 has then clarified how hospitality, both hotel and so-called extra-hotel residential, is a certainty in difficult times especially in the luxury sector and in the smart, youthful and experiential sector. All this confirms the extreme relevance of the real estate advisory activity conducted for many years by Sabini & Associates between hotels, real estate development and attention to second homes and foreign markets in historic centres and holiday resorts.
